Marbella is the deepest luxury market on the Costa del Sol and one of the most international in Europe. Which is precisely why local judgement matters: with so much product, the difference between a good purchase and a mediocre one lies in knowing which street, which community and which paperwork.

The areas that matter

The Golden Mile remains the reference, with the beach and the legendary hotels at hand. Sierra Blanca overlooks the town from its gated hillside. La Zagaleta and El Madroñal, in Benahavís, are the coast's highest level of privacy. Nueva Andalucía and the Golf Valley concentrate international life around Puerto Banús. And Los Monteros and Guadalmina Baja offer beachfront and classicism. Each has its own price logic and its own buyer.

New build or established villa

Two markets coexist in Marbella: contemporary developments, with new specifications and delivery timelines, and established villas, often on better plots than can be found today, with scope for renovation. There is no universal answer: it depends on your horizon, whether you seek personal use or investment, and how much work you are willing to take on. We set out both routes with their real numbers.

What we review before you offer

Licences and the legality of what is built, charges and easements, the community's situation and levies, the real running costs of the house, and in new build, the developer's solvency and the guarantees protecting staged payments. Marbella is a mature market, but its very size means there is everything, and our job is to filter.

Off market on the coast too

As in Ibiza and Madrid, part of Marbella's best product never reaches the portals: villas whose owners want no exposure, and deals resolved between firms before being published. What is the difference between Marbella and Benahavís for a buyer?

They are different municipalities, each with its own planning rules and local taxes. Communities such as La Zagaleta and El Madroñal belong to Benahavís even though the market associates them with Marbella. In practice it changes which town hall handles everything, and it is worth knowing from the start.

Is now a good time to buy in Marbella?

We do not make market predictions, nor will we tell you what you would like to hear. What we do is analyse the specific deal: what is being asked, what comparable product has actually sold for, and what reasonable trajectory that area has. With that, you decide on data, not headlines.

Can I rent the villa out when not using it?

In Andalusia, tourist rentals require registration and compliance with current regulations, and some communities restrict them. Before you buy with that plan, we verify exactly what that house and that community allow.

Do you work with international buyers?

Yes, it is the nature of this market. We handle the whole process in your language: NIE, financing, due diligence and completion, with legal and tax advisers used to foreign buyers.
